Irish Home Minders is a registered trading name of Wexford Project Management Services Ltd.

We have been in operation in Wexford now for 12 years, working with property owners from all over the world, helping them to maintain their properties. Not always easy. We have seen fires, floods, storms etc, not to mention the tenants from hell. Over the years we have built up a pool of independent contractors that can get problems sorted.

We organise the 'grunt' work so that you can enjoy your property.

There is nothing worse than coming home and seeing the grass is not cut or the hallways in the apartment block are not cleaned.  If it happens then you call us and we sort it out- it rarely happens that you have do this as we hate these phone calls!

If you are not with us then you may have to get up yourself and do it. Then you will find it is the same few that make the mess and the same few who have to come together to clean it up. The rest of the owners and tenants just swing by with a grunt or cheery wave getting on with their lives. Do you know that feeling?

Did you ever try to collect money for property maintenance from your neighbours?  Do you need that hassle? The dodges, not answering the door when TV is on full belt, walking in the winter nights door to door looking for an owner who is off in Spain?  Most people have far more to do and for a few bob a year think it is the best money they spend to keep every thing going and to know that all are paying equally.

You can see a list of some of what we do on this web site. The sequence of annual events that we follow is clear and we hope the communications are also crystal clear.
We start at AGM when we meet all members. (That is all who come to the meeting- everyone is invited.) At the meeting we present a draft budget. Each item is discussed and agreed. When the total is agreed it is equally divided among the property owners. (Not tenants, only owners). We then collect this money and spend it. Next year we present audited accounts to members and compare them to the budget agreed at previous meeting. We then present a new budget and start all over again.

If you already work with us you will know that we manage blocks of apartments, housing estates, commercial property and many other facilities.  You know we don't act as a rental agent. We think that there is a conflict of interest in managing properties for all owners and managing tenants for single owners. We work for all shareholder owners and don't need additional conflicts.

This website is our information site, our document management and access point, a payment portal and our contact system to share information with our customers. If you don't work with us then drop us a line, we offer lots of services for property owners.

As with most things in life we prefer prevention to cure, its usually cheaper. So, for out of town landlords we can offer routine inspections, inventory checks and generally keep an eye on things. Its nice to have a local agent when the snow makes roads impassible. With the rising costs of fuel travel to inspect properties is not always cost effective.  We even can set up camera systems to allow you to record and view your property from any where in the world.

As costs continue to rise we offer comparison tables for houses we manage, These lead to interesting debates on why some people spend more than others on electricity, oil insurance and other day to day things.
